Key takeaways
- Inspection: visual check plus moisture readings. Finds the problem and its cause.
- Testing: samples sent to a lab. Identifies what's growing.
- Testing without an inspection tells you about one spot, not the moisture behind it.
- At Clarity: inspection $495, samples $125 each as an add-on.

What happens during a mold inspection?
An inspector walks the accessible areas of the home, starting with whatever you’ve noticed. Moisture meters show where walls, floors and cabinets are wet even when they look dry, and humidity readings show which rooms hold moisture. Every finding is photographed and located, then written up in a report. See what ours looks like.
What does mold testing involve?
A sample is collected from a surface with tape or a swab and sent to a lab, which reports what kind of mold is present. Testing doesn’t find the source of the moisture, and it doesn’t tell you how far the growth extends beyond the sampled spot.
Which one should you book?
Start with the inspection. It answers the questions that decide what happens next: where the water is coming from, what’s affected and what to fix first. Add a sample when the inspection turns up growth you can’t identify, or when you need a lab result on paper.
The EPA puts it simply: if mold is visible, sampling is generally unnecessary, because the fix is the same.1
Frequently asked questions
Can I get mold testing without an inspection?
Some companies sell sampling alone. Without an inspection, a lab result tells you what was in one spot, not where the moisture is or how far the problem goes.
Is a mold inspection the same as a home inspection?
No. A general home inspection may note visible moisture damage, but it doesn't include moisture readings throughout the house or mold sampling.
How long does a mold inspection take?
It depends on the size of the home and what we find. We'll give you an estimate when we confirm the scope.
