Mold Testing in the San Fernando Valley

Valley summers are hot and dry, so mold here usually starts with water the house makes itself: air conditioners sweating in the attic, condensate lines that back up, and plumbing leaks under slab floors. Humid ocean air plays a much smaller part than it does over the hill. Residential inspections are $495 for homes up to 2,000 sq ft.

Why do homes in a hot, dry valley get mold?

Because the air conditioner runs for months, and it pulls water out of the air every hour it runs. That water has to go somewhere.

AC condensation

Air handlers in attics and closets produce a steady stream of water. A clogged drain line or a cracked drip pan lets it soak into ceilings and framing, often out of sight.

Sweating ductwork

Cold ducts running through a hot attic can collect condensation on the outside, especially where insulation has slipped or torn.

Slab foundations

Many post-war Valley homes sit on concrete slabs with water lines below. A leak under the slab can dampen flooring and the bottom of walls without any visible drip.

Hillside edges

Homes in the Santa Monica Mountains foothills south of Ventura Boulevard deal with runoff and drainage after winter storms, which the flatter Valley floor mostly avoids.

Where does mold usually show up in Valley homes?

  • Ceilings below an attic air handler or its drip pan
  • Around supply registers where cold air meets warm, humid room air
  • Flooring and baseboards near a suspected slab leak
  • Hall closets that house the furnace and AC coil
  • Bathrooms that are kept closed up with the AC running

Mold testing in San Fernando Valley: FAQs

How much does mold testing cost in the San Fernando Valley?

$495 covers one dwelling up to 2,000 sq ft. If samples would help, they are $125 each with lab analysis included, and we ask before taking any. Full cost guide

Can my air conditioner cause mold?

The AC itself does not create mold, but it produces water. If the condensate drain clogs or the drip pan leaks, that water can wet drywall and framing for weeks. Dust and moisture on the coil and in nearby ducts can also support growth.

My house is on a slab. Can I still have hidden moisture?

Yes. There's no crawlspace to check, but water lines under the slab can leak. Warm spots on the floor, cupping wood flooring or damp baseboards are worth a moisture reading.
