Moisture & Humidity Assessment in Los Angeles

A moisture and humidity assessment measures where water is getting into your home and whether indoor humidity is high enough to support mold. It's the right visit for condensation, a musty smell with nothing visible, or mold that keeps coming back after cleaning. It's included with every mold inspection; on its own it's $495 for one dwelling up to 2,000 sq ft.

What's included in a moisture assessment?

  • Humidity and temperature in each room. So you can see which rooms hold moisture and which stay dry.
  • Moisture readings in materials. Walls, floors and cabinets near plumbing, windows and exterior walls.
  • Source tracing. We follow elevated readings back to a leak, condensation or a ventilation problem.
  • Photos and written report. Every reading we took, including the normal ones.
  • Findings walkthrough. What to fix first, explained in plain language.

Not included: leak repair, dehumidifier sales or mold removal. We don't sell any of those.

When is a moisture assessment the right call?

Mold needs moisture to grow. Finding the moisture first is often more useful than identifying the mold:

  • Condensation on windows, walls or ceilings
  • A musty smell but no visible growth
  • Mold that returns after you clean it
  • A leak was repaired and you want to know the area dried out
  • A bathroom without an exhaust fan, or with one that never seems to clear the steam

A useful number

The EPA recommends keeping indoor relative humidity below 60%, and ideally between 30% and 50%. Rooms that sit above that range for long periods are where mold tends to start. EPA: Mold

Moisture & Humidity Assessment FAQs

Do I need this if I book a mold inspection?

No. Every mold inspection includes the moisture and humidity assessment. Book it on its own only if you want moisture mapped without a mold inspection, for example after a repaired leak.

What indoor humidity is too high?

The EPA recommends keeping indoor humidity below 60%, ideally 30–50%. A single high reading isn't a problem; humidity that stays high in one room usually is. EPA: Mold

Can you tell whether a leak has dried out?

Yes. We compare moisture readings in the affected area with readings from the same material in a dry part of the house. Matching readings mean the area has dried.

Will a dehumidifier fix the problem?

It can help if the moisture comes from humid air. If it comes from a leak or water getting in from outside, a dehumidifier treats the symptom while the source keeps feeding it. The assessment tells you which one you're dealing with.

Is this different from a mold inspection?

A mold inspection includes this assessment and adds the search for mold itself. On its own, a moisture assessment starts from the water and checks every room, which suits situations where nothing is visible yet.
