Mold Testing on the Westside & Beach Cities

On the Westside, damp ocean air does more to start mold than rain does, and it does the most damage in rooms with little airflow. A lot of the housing is older apartments and condos, where one unit's leak can surface in the unit next door. We test and report only, and residential inspections are $495 for homes up to 2,000 sq ft.

What makes Westside homes prone to mold?

Three things set this area apart from the rest of LA: how close it is to the water, how much of it is multi-unit housing, and the canyons along its northern edge.

Marine air most of the year

The closer you are to the sand, the more days of cool, humid air you get, and "May Gray" and "June Gloom" stretch that into early summer. Closets and north-facing rooms that never get sun are the first to smell musty.

Shared walls and ceilings

In apartments and condos, a drain leak or overflowing tub upstairs can wet the ceiling or wall of the unit below, sometimes before the upstairs neighbor notices anything.

Canyon and hillside lots

In Brentwood, Pacific Palisades and Malibu, slopes push winter runoff toward foundations and retaining walls. Problems tend to show up after the first big storm of the season.

Where does mold tend to show up in Westside homes?

  • Closet walls and the backs of furniture against exterior walls
  • Window sills and frames that collect condensation on cool mornings
  • Bathroom ceilings in older apartments without an exhaust fan
  • Ceilings below an upstairs unit after a plumbing leak
  • Lower-level rooms and walls cut into a hillside

Mold testing in Westside & Beach Cities: FAQs

How much does mold testing cost on the Westside?

The same as anywhere else we work: $495 for one dwelling up to 2,000 sq ft, and $125 per surface sample with lab analysis included. Larger homes are quoted by scope. Full cost guide

Do homes near the beach always have more mold?

No. Being near the ocean means more humid days, but mold still needs a surface that stays damp. Homes with working exhaust fans and air moving through closets often stay clean even a few blocks from the water. The EPA recommends keeping indoor humidity below 60%. Source: EPA

I live in a canyon home. When should I worry about water?

After the first heavy storm of the winter is a good time to check lower-level rooms, walls against the hillside and ceilings under flat roofs. Stains or a musty smell that appear days after rain usually point to drainage, not humidity.
