A mold inspection is a visual and instrument-based check of your home's accessible areas for mold growth and the moisture that causes it. You likely need one if you see or smell mold, have had a leak, or are buying a home. Residential inspections are $495 for one dwelling up to 2,000 sq ft, and a full moisture and humidity assessment is included.

What's included in a mold inspection?
- Inspection of accessible areas. Rooms, under sinks, around windows, and anywhere you've noticed a problem.
- Moisture and humidity assessment. Moisture readings in walls, floors and materials, and humidity in each room, to locate the source. Not an extra charge.
- Photos. Every finding is documented and located.
- Written report. Findings, readings and photos in plain language.
- Findings walkthrough. We go through the report with you and answer questions.
Not included: mold removal or repairs. We don't do remediation.
Do I need a mold inspection?
An inspection is worth it when you have a sign of moisture or mold but don't know how far it goes:
- A musty smell that doesn't go away
- Visible spots or discoloration on walls, ceilings or grout
- A recent leak, flood or plumbing failure
- Peeling paint, warped flooring or condensation on windows
- You're buying, selling or renting out a property
When you probably don't need one

An inspection finds mold and its moisture source. Testing identifies what's growing by sending samples to a lab. Most people need the inspection; testing is added when the answer changes a decision.

Will you tell me who to hire for removal?
No. The report describes what was found and where, so you can get comparable quotes from any qualified contractor you choose. We don't do removal and we don't take referral fees.
Is the moisture assessment extra?
No. Every mold inspection includes moisture and humidity readings throughout the accessible areas. The $495 standalone moisture assessment is only for people who want moisture mapped without a mold inspection.
Do you check inside walls?
The inspection covers accessible areas. Moisture readings taken from the surface can show elevated moisture inside a wall without opening it.
Is mold a health risk?
The CDC notes that damp, moldy environments can affect some people, especially those with allergies, asthma or weakened immune systems. We document conditions in the home; for health questions, talk to your doctor. Source: CDC
