Crawlspace & Attic Inspection in Los Angeles
A crawlspace and attic inspection checks the two parts of a house where leaks and condensation most often go unnoticed: under raised floors and under the roof. Many older Los Angeles homes sit on raised foundations with crawlspaces. Added to a mold inspection, each area is +$250; standalone visits are quoted, and we confirm the price before booking.

What's included?
- Inspection where safely accessible. If part of a space can't be reached safely, the report says so.
- Moisture readings on framing and sheathing. Subfloor, joists, roof sheathing and anything stained.
- Plumbing and drainage check. Supply and drain lines under the house, and signs of standing water.
- Ventilation check. Including bathroom and kitchen fans that vent into the attic instead of outside.
- Photos and written report. Each finding photographed and located.
Signs the problem is under the floor or above the ceiling
These usually point to a crawlspace or attic rather than the living space:
- A musty smell that is strongest near the floor or in closets
- Stains on ceilings under the attic, especially after rain
- Buying an older home on a raised foundation
- Bathroom fans that may vent into the attic
- Soft or bouncy floors, or a recent plumbing leak under the house

Crawlspace & Attic Inspection FAQs
How much does it add to an inspection?
$250 per area: one crawlspace, or one attic. A mold inspection plus both is $995 for a home up to 2,000 sq ft.
Can I book just the crawlspace or attic?
Yes. Standalone visits are quoted by size and access, and we confirm the price before booking.
What if part of the space is hard to reach?
We inspect safely accessible areas only. If part of a crawlspace or attic can't be reached safely, the report says so.
Is a little mold in a crawlspace normal?
Some staining on old framing is common and may be historic. What matters is whether the wood is still wet. Moisture readings tell us whether it's an active problem or an old one.
