Post-Remediation Clearance Testing in Los Angeles

Post-remediation clearance is an independent check after mold removal, before the area is rebuilt or reoccupied, to confirm the work met its goals. We don't do remediation, so we have no stake in whether the job passes. It's $745 for one contained work area, including two air samples and standard lab analysis.

What does a clearance check include?

  • Review of the remediation scope. We check the work against what the contractor said they would do.
  • Visual check of the work area. For remaining visible growth, dust and debris.
  • Moisture readings. To confirm materials are dry before walls are closed.
  • Moisture source check. Mold comes back if the original leak or condensation was never fixed.
  • Two air samples with lab analysis. Typically one inside the work area and one outdoor or unaffected-area comparison.
  • Written result. For the area, with anything that still needs attention.

When do you need clearance testing?

An independent check is worth it whenever someone other than the remediation company needs to trust the result:

  • After professional mold removal, before drywall goes back up
  • When the remediation company offered to test its own work
  • Landlords and tenants who need documentation after a mold problem
  • Selling a home where mold was previously removed

Post-Remediation Clearance FAQs

Why not let the remediation company do the clearance?

Because they would be checking their own work. An independent check removes that conflict, which is also why we never do removal ourselves.

What happens if an area doesn't pass?

The report lists what still needs attention and where, so the contractor can address it before a re-check.

What if there is more than one work area?

The $745 price covers one contained work area. Additional areas or extra samples are priced before the visit, so you know the total in advance.

When should I schedule it?

After removal and drying are finished, and before the area is rebuilt. Ask your contractor for their expected completion date and book for the day after.
