Mold Testing in Los Angeles
Clarity Mold Testing is a Los Angeles–based, test-only mold inspection company. In LA, most indoor mold traces back to hidden plumbing leaks, coastal humidity or poor bathroom ventilation rather than heavy rain. Residential inspections are $495 for homes up to 2,000 sq ft.
Why does mold grow in Los Angeles homes if it rarely rains?
Because mold needs moisture, not rain. LA's dry climate means the water usually comes from inside the house or from the ocean air. These are the patterns that matter here:
Slow plumbing leaks
With little rain, leaks under sinks, behind toilets and in walls are the most common moisture source, and they can run for months unnoticed.
Coastal marine layer
Near the coast, the late-spring and early-summer marine layer raises humidity, especially in closets, north-facing rooms and poorly ventilated bathrooms.
Older housing
Many LA homes are decades old, with aging supply lines, raised foundations and crawlspaces that trap moisture out of sight.
Winter storms & hillsides
When heavy rain does arrive, roof, window and drainage problems show up quickly, especially on hillside lots.
Where does mold usually show up in LA homes?
- Under-sink and vanity cabinets after a supply-line or drain leak
- Bathrooms without an exhaust fan, or with one that vents into the attic
- Closets on exterior walls in coastal neighborhoods
- Crawlspaces under raised-foundation homes
- Ceilings below a roof leak after a winter storm

Mold testing in Los Angeles: FAQs
How much does mold testing cost in Los Angeles?
Our residential inspections are $495 for one dwelling up to 2,000 sq ft. Surface samples are $125 each, including lab analysis. Full cost guide
Is the marine layer enough to cause mold?
On its own it rarely causes major growth, but high humidity plus poor ventilation can lead to mold on closet walls, window frames and bathroom ceilings. The EPA recommends keeping indoor humidity below 60%, ideally 30–50%. Source: EPA
Should I get a mold inspection before buying a home in LA?
It's worth considering for older homes, homes with raised foundations, or any home with signs of past leaks. A general home inspection may note moisture, but it isn't a mold inspection.
