Mold Testing in Pasadena & the Foothills

Along the San Gabriel and Verdugo foothills, the usual mold story is old houses plus water coming down the hill: early-1900s homes on raised foundations, crawlspaces that stay damp, and slopes that send winter runoff toward the house. We are test-only, and a residential inspection is $495 for up to 2,000 sq ft.

What causes mold in foothill homes?

Summers here are hot like the Valley, but the bigger factors are the age of the houses and where they sit.

Crawlspaces under older homes

Pasadena, Glendale and South Pasadena have many Craftsman and Spanish Revival homes from the early 1900s. Most sit on raised foundations, and the crawlspace collects ground moisture and plumbing drips that nobody sees.

Runoff from the mountains

Lots near the foothills slope toward the street. In a wet winter, water can pool against foundation walls or run under the house if grading and gutters are not doing their job.

Original plumbing

Older galvanized and cast-iron lines corrode from the inside, and slow leaks under the floor can run for a long time before the smell reaches the living space.

Repairs after the Eaton fire

Homes near the January 2025 fire area that took water from firefighting or sat with open roofs through rain should be dry before walls and ceilings are closed up.

Where does mold usually show up in foothill homes?

  • Subfloor and joists in the crawlspace, especially under bathrooms and kitchens
  • Closets and built-in cabinets along exterior walls in older homes
  • Lower walls on the uphill side of a sloped lot after heavy rain
  • Attic sheathing under worn roofing on older homes

Mold testing in Pasadena & Foothills: FAQs

How much does mold testing cost in Pasadena and the foothills?

A standard inspection is $495 for one home up to 2,000 sq ft. Surface samples are $125 each, lab included. Crawlspace and attic inspections are quoted by scope because access varies so much in older houses. Full cost guide

Should I have the crawlspace checked when buying a Craftsman?

It's one of the more useful things to check. A general home inspection may note moisture under the house, but a crawlspace inspection with moisture readings tells you whether the wood is still wet or the staining is old.

Can you check a home being repaired after the Eaton fire?

We can inspect for moisture and visible mold and document what we find. We do not assess fire, smoke or ash damage, and we do not do any repair or removal work.
