Do I need a mold inspection?

Often you don't. This check follows EPA guidance: small patches with an obvious cause can be cleaned yourself, visible mold rarely needs lab tests, and the water always comes first.

Five questions

Five questions. An honest answer, including when you don't need us.

Can you see mold or unexplained discoloration?
Do you know what’s causing the moisture?
Is there a musty smell that doesn’t go away?
Has there been a leak or water event?
Does any of these apply?

How the check decides

Rules are applied in this order; the first one that matches is your answer.

  1. Book an independent clearance check. After removal, an inspector who had no part in the work should confirm the area is dry and the growth is gone before walls are closed.
  2. A pre-purchase mold inspection is worth it. Especially for older homes, raised foundations or any sign of past leaks. Book it inside your inspection contingency period.
  3. Stop the leak first. Call a plumber or roofer now. Mold can start on wet materials within 24 to 48 hours. Once the water is stopped, an inspection shows what got wet and whether it dried.
  4. Get an independent inspection with a written report. A neutral report with photos and moisture readings gives tenants and landlords the same facts to work from. Samples only if they would change the outcome.
  5. Book a mold inspection. The question isn’t what the mold is, it’s how far it goes and what’s feeding it. An inspection with moisture readings answers both. Lab samples usually aren’t needed when mold is visible.
  6. You can probably clean this yourself. The EPA says a patch under about 10 sq ft on a hard surface with a known cause can be scrubbed with detergent and water and dried. Fix the cause (ventilation, condensation) so it doesn’t return. Call us if it comes back.
  7. Get the moisture checked. A smell or an uncertain dry-out with nothing visible points to hidden moisture. Room-by-room readings find it before mold spreads. A mold inspection includes this moisture assessment, so you can book either one.
  8. No inspection needed right now. Nothing you described points to a moisture problem. Keep indoor humidity between 30% and 50%, fix leaks quickly, and check again if a smell or stain appears.
